For projects requiring on-site delivery of at least 90%, JL Modular builds the building in sections and transports to the site and installs it to the foundations using a crane. All work is done in the factory except for connections and utilities and any necessary plastering. Because the units are built in a controlled environment, the same trained staff can repetitively build the same sections consistently and efficiently.
Modular Construction for Schools
The JLM team has worked on many K-12 schools and is both cognizant and adept at planning for and resolving issues that may arise during a construction project on campuses of occupied schools. We will lay out our construction parking, trailers, and lay down area and material storage in a manner that is completely contained and/or fenced in and secured from students, while encroaching as little as possible upon the school’s day-to-day activities. We are also mindful of access points to and from the school on a daily basis as well as local fire department regulations — including their required right of way — at all times during the construction process.

Modular Construction for Multifamily Buildings
The JLM team has also worked on many modular construction projects for multifamily buildings. We perform the majority of the construction at our modular manufacturing facility to save time and expense. We will fabricate the modular sections while simultaneously prepping and building the foundation on-site. Our experienced carpenters and craftsmen build the modular sections under one roof, efficiently using construction material since manufacturing takes place in a controlled factory setting.
